Most repair calls here come down to the age of the house, and West Ashley has two quite different kinds.
The older neighbourhoods
In Avondale, Byrnes Downs and the streets around them, the pipe itself is usually the issue — galvanised supply that has rusted closed, cast iron drains that have narrowed, and joints that have been patched more than once. Here we will sometimes tell you that another repair is money spent twice, and replacing a section is the better value.
The newer developments
Out toward Shadowmoss, Grand Oaks and Carolina Bay the pipe is fine. What fails is everything attached to it — shut-off valves, plastic supply lines under sinks, outdoor spigots and toilet fill valves. These are inexpensive to put right, and far cheaper caught before they leak inside a wall.
You usually do not need to tear anything out
Worth knowing before you agree to any work. We can find a leak precisely rather than guessing, and a failing drain line can often be relined without digging up your yard. If someone has told you a repair means major demolition, it is completely reasonable to ask whether there is a no-dig option.
Things we are called out for most
- Shut-off valves that have seized or started weeping
- Outdoor spigots, especially after a cold snap
- Toilets that will not stop running
- Dripping taps and showers
- Water pressure that is too low, or too high
- Supply lines under sinks letting go
