Two things shape an emergency here — getting through the gate, and whether anybody is actually in the house.
We are set up for gated access
Getting a contractor onto Seabrook at short notice is its own hurdle. We are familiar with the pass process and work regularly with the regimes and management companies here, so we are not held up at the gate while water runs inside.
If nobody is in residence
Most urgent calls here come from a neighbour, a caretaker or a management company rather than the owner. If you are away, make sure whoever holds keys also knows where the main shut-off is. That single piece of information prevents more damage than anything else we can offer.
In a villa, tell your neighbours
Water in a shared building rarely stays in one home. If you discover a leak, letting the units around you know while help is on the way genuinely limits the damage.
We come out at any hour for
- Burst or leaking supply lines, including polybutylene failures
- Water coming through a ceiling from the unit above
- Water heaters leaking or failing
- Sewage backing up into tubs and floor drains
- Gas smells, which we treat as immediate
