Replacing a heater in a 1940s Park Circle house is a different job from replacing one in a 2015 build, and the quote should reflect that.
Older homes need more than a swap
Pre-war houses often have undersized gas lines, no expansion tank, closets that no longer meet clearance requirements, and venting that was compliant decades ago. A replacement done properly brings those to current code. A cheap quote that ignores them is not the same job, and that gap is usually where a suspiciously low number comes from.
Tank or tankless
Tankless suits newer homes with adequate gas supply and a clear vent path. In older North Charleston housing the gas line frequently needs upsizing first, which changes the economics. We will tell you when tank is the sensible answer rather than pushing the higher-margin option.
Rental and multi-unit
For tenanted property we can standardise on one model across units so parts and swaps stay simple, and schedule replacements before failure rather than after.
Permits and inspection
Water heater replacement is permitted work. Unpermitted installs routinely surface during a home sale and hold up closing. We pull the permit and see the inspection through.
