Cast iron in the older core
Cast iron drain lines scale up on the inside over decades until the working diameter is a fraction of what it was. A cable punches through the blockage but leaves the scale, which is why the calls get closer together. Hydro jetting scours it back to the pipe wall and buys years instead of months.
PVC in the newer areas
Oak Terrace Preserve, Mixson and the redeveloped tracts have modern PVC. Blockages there are almost always introduced — grease, wipes, or construction debris left in the line during the original build. That last one surprises people in houses under twenty years old.
