Water in this area is not as hard as the outer suburbs, and the space and efficiency benefits suit larger homes. Where a house has long runs to distant bathrooms, tankless paired with a recirculation loop solves the genuine complaint — waiting two minutes for hot water at the far end of the house.

Common in these floorplans, and the pan and drain routing is what protects the ceiling below. We will not install above living space without one.
