Homes here are generally well built and well maintained, so repairs are less about failing pipe and more about the systems attached to it.
Equipment rather than plumbing
Recirculation pumps, filtration systems, tankless heaters, irrigation controllers, outdoor kitchens and pool equipment. Most of what we are called out for here involves one of those rather than a pipe in a wall, and it needs someone comfortable with the equipment rather than just the plumbing.
Intermittent use is hard on fittings
Valves and cartridges that sit unused for months seize more readily than ones in daily service. It is one of the quiet costs of a second home, and it is why a check before a season of use is worth more here than an annual service would be elsewhere.
Salt air on everything outside
Outdoor showers, kitchens, pool equipment and hose bibs corrode faster than they would inland. Anything fitted outside should be specified for coastal conditions rather than simply adequate on the day.
Scheduled rather than reactive
For a house used a few weeks a year, a planned visit before the season costs less and disrupts nothing. We are happy to work to that pattern with you or your management company.
