Why an empty house changes everything
A supply line that fails while you are at home is a bad afternoon. The same failure in a house standing empty for six weeks is floors, cabinetry, plaster and often mould remediation. The plumbing repair is almost never the expensive part — the time nobody was there to notice it is.
An automatic shut-off valve is worth more than any repair
If your home sits empty for stretches, this is the single most valuable thing we can fit. A whole-house leak detection valve monitors flow and closes the water automatically when it sees a pattern that should not be happening — a line running continuously at three in the morning, for instance. Many will alert your phone as well. For a property you are not living in, it does the job you cannot.
Working with your property manager
Many Kiawah homes are looked after by a management company, and we are used to coordinating with them on access, reporting and scheduling rather than needing the owner to arrange everything personally.
Before you leave for a while
Closing the main and draining down is the simplest protection there is, and it costs nothing. If that is impractical because of irrigation or a caretaker schedule, an automatic valve is the sensible alternative.
