Johns Island sits low and floods readily, and heavy rain here has nowhere quick to drain away.
Low ground and tidal creeks
Much of the island is only just above sea level, threaded with tidal creeks and marsh, on soil that holds water. When a big rain lands on ground that is already saturated, it sits. Roads flood, and so do the spaces under houses.
Crawl spaces are the priority
Very few homes here have basements, so this is about keeping water away from floor framing, ductwork and insulation underneath the house. If you have a musty smell you have been putting down to the air conditioning, damp under the floor is very often where it begins.
Backup power is not a luxury here
Storms bring heavy rain and power cuts together, and a pump with no battery backup is off at exactly the moment you need it working. On this side of the water we treat a backup as part of the job rather than an upsell.
Test yours before hurricane season
Pour a bucket of water into the pit and make sure the pump starts, clears it and stops properly. Two minutes in June is worth a great deal in September.
