Johns Island is spread out, and that changes what an emergency looks like here compared with a house in town.
Know where your water shuts off
This matters more here than almost anywhere. If you are on a well, there is no meter at the street to close — you need to switch off the pump, usually at the breaker, and there will be a valve at the pressure tank. If you are on city water it is normally a meter box near the road. Please find yours on a calm afternoon rather than in the dark with water running.
Well problems are their own emergency
No water at all in a well home usually means the pump, the pressure tank or the electrics rather than a burst pipe. It is a different diagnosis and a different repair, and it helps enormously if you can tell us on the phone which you are on.
What it costs
You get the price before we start. No extra charge quietly added for the hour of day, and no pressure to agree to more while you are standing in water. If it can safely wait until morning and cost you less, we will say so.
We come out for
- Burst or leaking pipes
- No water, on city supply or a well
- Sewage or septic backing up indoors
- Water heaters leaking or failing
- Gas smells, which we treat as immediate
