Before you buy on James Island
A standard home inspection does not include the sewer line. On a house from the fifties or sixties that line may be original clay, and with the soft ground here it may also have sagged. It is the most expensive surprise you can inherit, and an hour with a camera tells you exactly what you are taking on.
Sagging matters as much as roots
In many places the main worry is roots. Here it is just as likely to be a section that has settled and now holds water. Those look completely different on camera and are repaired differently, so seeing inside the pipe genuinely changes the answer.
Before agreeing to any sewer work
Ask to see the footage. Roots, a sag, a crack and a collapse cost very different amounts to put right.
