Buying on Folly Beach is a significant investment, and the sewer line is the part nobody looks at.
Before you buy
A standard home inspection does not include the sewer lateral. On an older cottage that line may be original, and on a barrier island it may also have been silting up quietly for years. Given what property costs here, an hour with a camera is a very small piece of diligence.
What we look for on the island
Sand and silt collecting in low spots, cracked joints letting groundwater in, and any loss of fall. Those are the characteristic Folly findings, and they look quite different from the root intrusion that dominates inland.
Rental owners
If you let the property, knowing the condition of the line means you can schedule work in the off season rather than having it happen mid-booking.

- Sand and silt build-up, and where
- Cracked or separated joints letting water in
- Low spots holding water
- Whether it can be lined or needs replacing
- Where the line runs, marked at the surface
