Salt in the air corrodes metal considerably faster than it does a few miles inland. Hose bibs, outdoor shower valves, exposed pipe supports and anything chrome or brass under the house all age quicker than the manufacturer ever intended. It is not neglect on your part — it is simply where you live.
Exposed pipework underneath
Because the plumbing runs under an elevated house, you can actually see a lot of it. That is worth taking advantage of. A walk underneath twice a year, looking for green staining on fittings, damp patches or sagging pipe supports, catches most problems before they become emergencies.
The right materials matter more here
Anything we fit outside or underneath needs to be specified for coastal conditions rather than just adequate on the day. It costs a little more and lasts several times longer, and we will explain that rather than quietly fitting the cheaper part.
