Gas work on a barrier island needs materials chosen for the conditions, and there is no room for approximation anywhere in it.
Salt air and exposed pipe
Gas line running outside or under an elevated house is exposed to salt in a way it never would be inland. It needs to be properly rated and protected, and it needs looking at periodically rather than being assumed sound because it was fine when installed.
Grills, fire pits and outdoor kitchens
Popular here for obvious reasons, and all straightforward when done properly with exterior-rated pipe and accessible shut-offs. The shut-off position matters more in a rental, where whoever is staying needs to be able to find it.
If you smell gas
Leave the house first, then call from outside. Do not switch anything on or off on your way out. Once the supply is safe we will find the leak, repair it properly and have it inspected.
Rental properties
If you let a property with gas appliances, having the system checked between seasons is worth doing. Guests use equipment they are unfamiliar with, and a system in known good condition is one less thing to worry about.
