In an elevated beach house the supply and drain lines run under the floor in open air rather than inside a heated crawl space. That makes them easy for us to reach, which is genuinely useful — but it also means a cold snap gets to them far faster than it would on the mainland. Most winter call-outs here are pipes under the house rather than inside it.
If the house sits empty
A burst line in an occupied home is a bad morning. In a rental standing empty in January it can run for days before anyone notices, and by then it is not a plumbing bill. If you own a property here that sits unused in winter, please know where the shut-off is and use it.
What it costs
You get the price before we start rather than after. Nothing extra is added quietly for the hour, and if it can safely wait until morning and cost you less, we will say so.
