Sizing for the house you have
If you have added people, a soaking tub or a second laundry since moving in, running out of hot water is a sizing issue rather than a fault. Replacement is the natural moment to correct that instead of repeating it.
Where it sits
Attic and upper-floor installations are common in these floorplans. A properly plumbed drip pan is what protects the ceilings below, and we will not fit a heater above living space without one.
