Water heater problems here are rarely about an old tank. More often it is a modern system that has not been serviced.
Tankless units need maintenance
A lot of Daniel Island homes have tankless heaters, and they are genuinely excellent until they are ignored. Scale builds inside the heat exchanger, output drops, and eventually the unit throws an error code. That is usually a descale and service rather than a failure — and we will tell you when that is all it needs rather than quoting you a replacement.
Recirculation pumps fail quietly
Many homes here have a recirculating loop so hot water arrives quickly at the far bathrooms. When the pump goes, nothing breaks — you simply start waiting a long time for hot water. People often assume the heater is failing when the pump is the actual problem.
Conventional tanks
Where a home has a standard tank, hard water is what shortens its life. Sediment settles and bakes onto the element, which causes rumbling and early failures. Flushing helps, and softening helps more.
What is not repairable
A tank leaking from the body rather than a fitting has rusted through. We will say so plainly rather than take payment for a repair that will not hold.
